Denver Home Sellers:  Your home is typically your biggest investment, and Kari understands that choosing an agent is a big decision.  Following is some general information about Kari's unique selling philosophy, so read on to see if listing your home with Kari might be a good fit for you. 

 

Marketing:

In today's Real Estate world, the internet is our number one focus in marketing your home.  Buyers have more access to property information than ever before, and high quality internet marketing is top priority.  Keller Williams is proud to partner with the most elite in real estate marketing websites.  Kari uses a wide-range strategy with regard to internet marketing, including blogging, individual property websites, showcased listings via Realtor.com and more.  It is essential to have quality tangible marketing collateral as well.  This can come in the form of 'Just Listed' postcards, high-quality color flyers, and photos taken with attention to detail.  Quality home brochures are a tried and true method to reach Buyers, and Kari works proactively with Sellers to make sure the brochure box is never empty!  Kari is happy to provide sample marketing materials... just ask!

 

Staging:

A professionally staged home can be the key to overcoming property challenges, or for competing in a tough market.  This step is often overlooked by other agents as a necessary step in preparing a home for sale.  Key staging items are available for use by Kari's Sellers if needed, and a professional staging consultation is necessary for some Sellers.  Staging a home can range from fairly simple things like rearranging furniture and artwork, to bringing items into a vacant space to help it show in its best light.  The goal is to make your home appealing to a wide range of Buyers, and Kari has great contacts to help you prepare your home for a quick sale.Kari works closely with her Sellers to highlight the best features of their homes and eliminate any distractions, while making sure their homes are still livable during the sales process.

 

Open Houses / Broker Opens:

Open Houses can be a tool for valuable feedback when listings aren't generating enough traffic, but in general, this is not a marketing method that Kari chooses to focus on.  Although it comes as a surprise to some Sellers, Kari doesn't consider this a priority in terms of effective marketing efforts.  What this means for her Sellers?  Instead of having to vacate your home and invite the unattended public into your home each weekend, Kari will be spending her energy and effort on more proactive and productive prospects... and her Sellers appreciate it!  However, not every open house is equal.  If it's important to a Seller, Kari is happy to offer this service - and she does utilize Broker Open Houses in certain situations, depending on the specific needs of her Sellers and the what the market conditions dictate.  

 

Streamlined Showing Service:

Sellers will have the use of Centralized Showing Service - a national showing desk, focused on customer service.  Sellers can customize the showing process to meet their needs, even receiving requests via email or text.  Online showing summaries make it easy to review Buyer feedback and keep track of Buyers and Agent traffic and upcoming appointments.  Each property is equipped with a lock box for ease of access (Sellers need not be present!)  In addition, each and every agent who sets foot in your home will receive follow up on their showing.  Feedback from showings is an essential tool for both Agents and Sellers, and Kari makes it a point to round up that feedback in a timely manner.

 

Communication:
